Shops, a growing market in Italy

In the first months of this year, the retail real estate market in Italy continued its expansion trend. And if the increase in prices were to be confirmed in the second part of the year, in the face of a number of trades perceived as stationary by the majority of operators interviewed by Nomisma, 2002 would record an increase in the overall size of the market, entirely similar to that seen between 2000 and 2001, which had recorded increases fluctuating between 8 and 10%. This is what emerges from the research 'Structural and economic characteristics of the retail real estate market', carried out by the Nomisma study center and commissioned by Sisim, a consultancy company for distribution networks, presented today in Milan at the Palazzo delle Stelline. 'The investment in a shop, of which the real estate aspect is a very important asset - states Vittorio Fracassi, president of Sisim - still presents profitable aspects, if we consider that shops have recorded average rates of return of 8.4% in recent years, compared to 8.3% for industrial warehouses, 6.2% for offices and 5.7% for homes. The research, conducted on a sample of 13 Italian capitals and on a panel of qualified operators, finds that 2001 confirmed the growth trend of the commercial real estate market, recording increases for the fourth consecutive year.
