Attention: to determine the interest rate of the mortgage, the bank adds a rate called 'spread', which represents the credit institution's profit, to the reference rates shown here. Typically the spread varies between 1% and 2%. The reference rates shown above are: EURIRS Interbank reference rate used as an indexation parameter for fixed rate mortgage loans. It is published daily by the European Banking Federation and is equal to a weighted average of the prices at which banks operating in the European Union implement the Interest Rate Swap. It is also called IRS. EURIBOR Interbank reference rate published daily by the European Banking Federation as a weighted average of the interest rates at which banks operating in the European Union lend deposits. It is used as an indexation parameter for variable rate mortgage loans.
