The debate is heated. Are cities emptying or is there a return to the centre? The opinions of associations and research bodies are divided even if the data speak clearly: in the last decade the 12 largest Italian cities have lost an average of 8% of their population. A phenomenon that arises from the search for greenery, for a healthier life far from smog and noise, for a more human dimension. In recent years, the surge in house prices has also pushed people to look for a house outside the city, in neighboring municipalities. Where, however, prices have certainly not remained stable. Just think that in municipalities in the Milanese hinterland such as Novate or Cusano Milanino the values ​​per square meter are around 2,100-2,400 euros.
. In the future, territorial marketing will influence demographic flows and, consequently, will also contribute to determining the dynamics of property values. Also because it must be considered that while cities are already implementing marketing policies towards residents, hinterland municipalities often do not take into consideration the quality of life needs of those who live there, underestimating the future impact of the current level of citizen satisfaction. This is an attitude that local administrations will soon have to deal with, because the municipality of residence will increasingly be considered as a company in which homeowners and local entrepreneurs hold the shares and for whose administration the mayors will have to account.
