On 13 and 14 September, the tenth Forum on the real estate market organized by Scenari Immobiliari was held in Santa Margherita Ligure. During the meeting, the independent study and research institute, chaired by Mario Breglia, illustrated the current situation of the real estate market and its possible evolution in 2003. According to the data collected, the Italian real estate market will close 2002 with a growth in total turnover, compared to 2001, equal to 7.8% for a total of 96.6 billion euros. This is a good result within the European panorama, where the average growth is 4.2%. Specifically, as regards the residential sector, it is expected that 2002 will end with a 4% increase in sales and a turnover of more than 79 billion euros. Furthermore, in the last twelve months, a 5% increase in house prices has been recorded nationally, with peaks of 10% in some provinces. On the commercial real estate front, two trends emerge: the demand for large surfaces located near the arteries of metropolises has increased, while the demand for small spaces has decreased. The performance of industrial properties is also good. Based on what has been found, Scenari Immobiliari forecasts for 2003 a growth in total turnover of 5% and an increase in prices and rents in all sectors of only 1-2 percentage points above the inflation rate.
