Tenants who exercised the purchase option in the sale of public properties obtained average discounts of 38 percent. The average price of the properties of the Scip 1 and 2 securitizations thus stood at 89,520 euros. These are the data provided by the Undersecretary for the Economy, Daniele Molgora, who explained that 'the properties mainly for residential use sold as part of the two securitization operations have average values, gross of legal discounts, of 126,898 and 144,387 euros respectively with an increase of 13.78 percent. This increase compares with an average price increase of 15.1% recorded between 2001 and 2002 by residential units on the Italian real estate market.
The undersecretary then recalled that 'the discounts offered vary from 30% in the case of individual purchases to 40.5% in the case of purchases with a collective mandate. This last option - he reported - was exercised by the majority of tenants, so much so that the average sales discount was in the order of 38% of the initial price, bringing 'the unit price of the apartments to 89,520 euros'.
