Studio apartments and attics: an increasingly widespread trend in Italian cities. As in Paris in the Montmartre district, in New York on Central Park or in London in Nottinghill or Portobello, the demand for mini-apartments is growing, driven by regional laws which have allowed the renovation of attics.
Lombardy was the first to promulgate legislation in July 1996 (then updated in 1999), with the aim of reducing the occupation of new territory and promoting energy saving by covering attics with insulating materials: the controversies were not long in coming (see the appropriate space on the page).
However, after Lombardy, Emilia Romagna, Piedmont and Basilicata have also adopted similar regulations, applying some variations. In Emilia the Municipalities have required that sufficient parking be available. Among the southern regions that have promulgated regulations of this type there is also Campania, an area with a high population density. . So much so that two regional councilors of the Greens have compiled a list of 40 'monsters' present in different neighborhoods (from Brera to Porta Ticinese passing through Cordusio), with a significant name: . Those who can, however, are not missing the opportunity to make the most of them. Trends: growing demand In the last two months there has been a 5-6% increase in demand for apartments compared to the same period last year and in 80% of cases these are people asking for studio or two-room apartments. A fair share, equal to 15-16% according to Gabetti, is for investing, given that they guarantee a minimum income of 2.5 percent.
