The Italian real estate market continues to reserve surprises. More and more Italians prefer to buy in the hinterland rather than in the big cities. A trend confirmed by the analysis conducted by the Tecnocasa research office.
In the first six months of 2007, the analysis of real estate prices in the various urban areas confirmed a trend that has been underway for some six months now. For the first time since 1998, the year in which the real estate boom began, the provincial capitals recorded a growth in prices equal to 1% higher than that of the large cities, which rose by 0.6%. But the real news is the performance of the homes in the hinterland, the best ever in the national real estate sector, with an increase of 1.4% which has been underway since the first half of 2006. The orientations of Italians in the brick and mortar sector are therefore changing. A reversal of trend that occurs due to the prices of real estate in the metropolis, which are now too high, and the constant search for a better quality of life, possible in more "human scale" towns. And then because the construction of new homes, which are very popular in this period, are taking place in the hinterland and not in the big cities. Confirming what has been said there is also a study last year carried out by Istat, according to which the metropolises have continued to lose inhabitants: Milan around 15 thousand, Naples 11 thousand, Rome 8 thousand. If the desired home for buyers on the Italian peninsula is no longer in the big cities, which are the capitals or municipalities in the hinterland that collect the greatest number of preferences? According to Tecnocasa's analysis, in general it was found that the preferred ones are above all those locations (capitals or towns in the hinterland) best served by railway lines, subways or road connections with large cities where the work place of those who travel is almost always located.
