#TOGETHERLET'S GO

After almost two months of lockdown, May 4th marked the restart for our business.

That the real estate brokerage business could also be among those first to untie some of the ties of the lockdown was by no means a given. The job of a real estate agent, by nature, involves a continuous relationship with numerous people, made up of many handshakes, elevator trips and narrow passages between homes to indicate the streets and characteristics of the houses or apartments for sale.

At the with the aim of ensuring the safest possible return there National inter-association consultancy for real estate brokerage, of which they are part FimaaAnama And Fiaip, who had interfaced together with the government during the closing days to define the reopening times of real estate agencies, have prepared a document with the instructions to follow in order to reopen the business while guaranteeing safety for workers and customers.

 Some rules inside the premises

  • Distancing of desks, use of personal protective equipment, environmental hygiene with a cleaning frequency of at least twice a day and subsequent periodic sanitisation;
  • regulated and staggered access according to precise methods:
    – expansion of time slots;
    – access for only one person at a time;
    – if possible, differentiate the entry and exit routes.

Measures for carrying out the activity

  • Encourage maximum use of telematic and digital media and tools for video and telephone contacts with customers, reducing face-to-face contact to a minimum;
  • encourage maximum use of the digitalisation of all real estate documentation useful for rental and sale negotiations and related use in predominantly electronic methods (photographic services, virtual tours and videos of properties and similar);
  • encourage, if possible, smart working
  • use of single workstations, respecting distances, avoiding sharing tools such as telephones and computers;
  • encourage meetings with customers in the agency, preferably by appointment only;

The relationship with the customer

  • In every situation of physical meeting with customers (appointment in the agency, visit to the property), which in any case must be reduced to the necessary minimum, the customer will be informed in advance, preferably by email or text message, advising them not to leave their home or not to accept appointments at their home in the presence of flu symptoms, in case of quarantine or if they test positive for the Covid-19 infection.
  • The general provisions of distancing and use of protective masks, disposable gloves and footwear must be respected.
  • The visit can be carried out by 1 customer at a time including the real estate agent to avoid crowds.
  • In the case of consecutive visits, they must be planned to prevent overlapping customers.
  • The access methods must be evaluated and agreed with the Customer/Counterparty. In the event of the co-presence of the Seller and the Buyer, the agent/official must remind the parties of the use of Personal Protective Equipment (masks and gloves) and the behavioral rules (distance of at least one metre, NO handshakes, sneezing into the elbow, etc.). If the property is inhabited/rented, the owner/tenant will be invited, if possible, to remain outside the property (garden, terrace/balcony ) for the time necessary for the visit/inspection.
