77% of Italians own properties, while one in two Italians owns buildings (mainly houses, but also other properties such as warehouses).
Years after the latest surveys - leveraging information from the Territory Agency which provided updated data at the end of 2001 on subjects registered in the Land Registry and on the percentage ratio compared to the number of residents registered by Istat - here is a new and updated photograph of real estate ownership.
Some confirmations and some surprises emerge from this analysis. Among the first we can include the fact that brick continues to fascinate Italians (it must be considered that these figures put Italians in the leading positions in comparison with other EU countries). Among the surprises, the significant overcrowding of properties in some regions and provinces.
The analysis by region and province of all properties. The first impact of the comparison between residents and owners, in fact, is surprising, given that in some regions the number of owners is much higher than residents, with peaks of 180% in Valle d'Aosta, 154% in Basilicata, 153% in Molise, 134% in Abruzzo, 122% in Sardinia and 108% in Calabria, while Emilia Romagna is at the rear with the 63%, Veneto with 64%, Umbria with 65% and Lombardy with 66 percent.
Then analyzing the provincial data, L'Aquila stands out in the lead, with 243% of property owners, Rieti with 193%, Nuoro with 186%, Isernia with 183%, Potenza with 178%, Oristano with 170%, Imperia with 149%, Massa with 130%, followed by Avellino, Benevento, Chieti and Matera, while in the rear are the provinces of Naples with 43%, Padua with 51%, Mantua with 53%, Bologna with 56%, Cremona with 56%, Prato with 57%, Florence with 57% and Milan with 60%.
The analysis of the buildings only. The analysis limited only to the percentage ratio of building owners per inhabitant is also very interesting. It emerges that 45.89% of Italians own a building (especially houses). The regions in which the ratio is highest are Liguria and Valle d'Aosta. Among the Provinces, the one of Savona stands out (where the influence of second homes is evidently very strong). The province of L'Aquila is also well positioned where the owners of buildings in relation to the inhabitants represent over 77 percent.
The reasons. The explanation for these divergences is due, for the greater percentages, to the presence of second homes, not only for tourist reasons, but also (especially in the southern regions), due to the migrations of residents who, despite having moved abroad or to the northern regions for work, have maintained their own home also in their country of origin.
As far as buildings are concerned, the scarcity of owners in some provinces of the most developed areas is surprising, with indices between 33% and 40%, such as Cremona, Varese, Novara, Asti, Padua, Verona, Treviso, Pordenone. A circumstance that can probably be explained by the high cost of buildings, traffic, smog, petty crime and the high cost of living, which also affect Naples and Benevento, where the lower economic availability of residents also affects.
