After a more than positive half-year (January-June 2003), in the next six months the residential segment should see a price increase of the order of 3% which on an annual basis is equivalent to 7 percent. These are the indications that emerged during the presentation of the Fiaip real estate observatory. For Rocco Attinà, deputy national president of the Italian Federation of professional real estate agents, in the last thirty months who has invested in real estate gained 14.15%, those who invested in the stock markets lost 38.91%. In the six months examined, house prices grew in 61% of the cities taken into consideration, remained stable in 37% and fell in only 2%. The average change was +3.82% and on an annual basis of 7.42%. The second home segment is also decent: in the most prestigious seaside tourist resorts, increases of close to 10% have been recorded. For offices and shops the price trend was essentially stationary. On the market, the price gap between the asking price and the selling price remains accentuated, which on average varies between 10 and 20 percent. Purchasing through a mortgage, according to Fiaip, varies from region to region: on average it is used in 67% of sales while the mortgage disbursement compared to the sales price is on average 70%.
