Ecobonus 110%: news in sight

 

 

 

Among the innovations of the relaunch decree approved by the Council of Ministers there is also a very important measure for construction, the 110% ecobonus.

Let's see how it works, seeing if among the admitted works there are also fixtures, windows, boiler or air conditioners, if it can also be used in second homes or condominiums, what does the transfer of credit consist of and the latest news on the topic.

Introduced by the former May decree, the 110% ecobonus consists of a tax deduction of 110% of the expenses incurred for energy efficiency interventions and seismic risk reduction (the 110% ecobonus is also an earthquake bonus).

Ecobonus 110 who can benefit from it

Condominiums benefit from the ecobonus 110, public housing institutes and in the case of work carried out on individual apartments, natural persons outside the scope of carrying out business activities. 

But what jobs are eligible for the 110 percent ecobonus? 

Expenses made from 1 July 2020 to 31 December 2021 for three large lrenovation work:

  • thermal insulation of the opaque vertical and horizontal surfaces that affect the building envelope for at least a quarter of the same surface (the so-called thermal coat) with a limit of 60 thousand euros multiplied by the residential units present
  • The 110 percent ecobonus is valid for the replacement of the boiler with centralized condensing systems for a limit of 30 thousand euros multiplied for each individual housing unit
  • For single-family units for the replacement of the boiler with centralized systems, with an amount of expenses not exceeding 30 thousand euros, including the costs for disposal and remediation of the replaced system.

In both cases the 110 ecobonus is valid even if these works are associated with the installation of a photovoltaic system.

What happens in the case of jobs like the replacement of fixtures, windows, awnings, air conditioners or windows? That the 100% ecobonus does not apply for these jobs, but the old ecobonus deduction of 50 to 65% remains. However, the deduction rises to 110 percent if these interventions are carried out together with at least one of the major interventions.

To be entitled to the 110 percent ecobonus, all works must ensure the improvement of at least two energy classes of the building. If this is not possible, the achievement of the highest class must be demonstrated through the APE (energy performance certificate).

​​Ecobonus 110 for work on second homes?

According to the interpretation made by ANCE, the 110 percent deduction for major works applies in the case of a condominium for all homes, whether first or second homes. Excluding the case of the 110 percent ecobonus for a second home that is a single-family unit or in the case of 'minor works' associated with structural interventions

How does credit transfer work?

LThe transfer of the credit for the 110 percent ecobonus consists precisely in the transfer of the accrued credit (i.e. the amount that will be returned to the citizen over five years) to financial intermediaries (banks or insurance companies) or to the same company that carried out the work, which will collect it from the tax authorities. A measure that allows families to have children carried out free of charge renovation works that fall within the 110% ecobonus
