Buying a house to make an income is a good way to ensure an additional income; in times of health emergencies, the opportunities could even multiply. Here is the trend of Italians buying a house as an investment.

According to what was found, in second part of 2019, 17.8% of purchases were concluded with the aim of generating income. The picture is completed by 76.1% of buyers choosing their first home and 6.1% of sales for holiday homes. In large Italian cities, the gross annual yield stood at around 5.0%, a stable value compared to the previous half-year and slightly growing compared to the second half of 2018 (4.9%).

The type most sold by those who want to generate income is the two-room apartment with 34.8% of the preferences, followed by three-room apartments (28.1%). Similar percentages were also recorded in the second half of 2018.

Focusing attention on those who bought for investment, it is recorded that 31.7% of investors have aaged between 35 and 44 years, followed by subjects aged between 55 and 64 (21.3%) and those aged between 55 and 64 (20.7%).

A large part of investment purchases are concluded without the help of credit institutions (83.2%), while only 16.8% of investors resort to a bank loan. Similar percentages were also recorded a year ago when they stood at 83.1% and 16.9%. 73.9% of investors are couples and couples with children, while 26.1% are single (single, separated, divorced and widowed). The percentage of single investors is increasing compared to the second half of 2018, it went from 22.9% to the current 26.1%.

Those who buy for investment are mainly entrepreneurs, freelancers and employees who cover 80.0% of this market, followed by pensioners with 10.6%. In the second half of 2018 these percentages stood at 79.0% and 10.5% respectively.
