# Home bonus 2026: Superbonus, Ecobonus and Renovation Bonus. Which one is really worth it?

Renovating a property, improving energy efficiency or working on the roof can represent an opportunity to increase living comfort and enhance the property. But what tax breaks are available in 2026 and which one should you choose?

The panorama of building bonuses has changed in recent years, with rates and requirements differentiated based on the type of intervention and the use of the property. To orient yourself, it is essential to know the main measures and check the conditions provided for by the legislation.

## **What house bonuses are available in 2026?**

The main benefits include the Renovation Bonus and the Ecobonus, while the Superbonus is now limited to specific situations. Furthermore, the 75% architectural barrier bonus expired on 31 December 2025, except for any applicable special provisions.

For 2026, the reference rates for the main construction subsidies are generally:

- Main residence: 50% deduction for permitted interventions, in compliance with the established requirements.
- Other properties: 36% deduction, according to the conditions established by law.
- Tax recovery: deduction normally divided into ten annual installments of the same amount.
- Payments: use of bank transfer when required by law.

Rates, ceilings and requirements must be verified in relation to the individual intervention and the position of the beneficiary.

## **Renovation Bonus 2026: which works are eligible?**

The Renovation Bonus allows you to fiscally recover part of the expenses incurred for certain interventions on residential properties. The individual housing units generally include extraordinary maintenance, restoration and conservative rehabilitation and building renovation interventions. Potentially eligible works include:

- Renovation or adaptation of electrical and plumbing systems.
- Modification of the internal distribution of the environments.
- Installation of armored doors, grates and anti-theft systems.
- Interventions for the elimination of architectural barriers, if compliant with the required requirements.
- Work on the common areas of the condominium.

Simple painting or floor replacement works, if carried out independently inside an apartment, are generally not deductible. However, they can be included in the relief when they constitute ancillary works to an admitted main intervention.

## **Ecobonus 2026: when is it worth it?**

The Ecobonus incentivises interventions aimed at improving the energy efficiency of buildings, with the aim of reducing consumption and management costs.

The jobs that can benefit from the relief include:

- Replacement of fixtures with high-performance models.
- Installation of heat pumps and replacement of permitted systems.
- Thermal insulation of walls and roofs.
- Other energy requalification interventions compliant with technical requirements.

Owners and holders of real rights, but also other subjects who regularly hold the property and bear the expenses, can access the benefit if they meet the requirements.

To obtain the deduction, it is necessary to comply with the required obligations, including correct payments, conservation of the technical and fiscal documentation and, for the interventions involved, sending the communication to ENEA within the established deadlines, generally 90 days from the conclusion of the works.

## **Home bonus and income limits**

The convenience of the benefits also depends on the taxpayer's tax situation. For total incomes exceeding 75,000 euros, there are limits to the use of certain deductions, with further restrictions beyond 100,000 euros. The calculation also takes into account the composition of the family unit and fiscally dependent children, according to the applicable rules.

Before facing important expenses, it is therefore advisable to check with an accountant the actual tax benefit, also considering your IRPEF capacity.

## **IRPEF capacity: why is it important?**

Tax deductions reduce the tax due, but do not automatically guarantee the full recovery of the expected sums. For example, if the annual deduction is equal to 4,000 euros but the available tax is lower, part of the benefit may not be usable. In general, unrecovered amounts cannot be requested for reimbursement or transferred to subsequent years. A preventive tax simulation therefore allows you to evaluate the real convenience of the works before starting the construction site.

## **Roof renovation: which bonus to choose?**

Renovating the roof can benefit from different benefits based on the nature of the intervention.

- Structural intervention: the Renovation Bonus may be applicable when the works are among those permitted.
- Thermal insulation: the Ecobonus can be assessed for insulation interventions that comply with the required technical requirements.

If both types of works are carried out, it is necessary to correctly distinguish the expenses and verify the cumulation conditions, avoiding subsidizing the same cost twice. The support of a technician allows you to identify the most suitable solution and prepare the necessary documentation.

## **Is it worth renovating in 2026 or waiting?**

The rates scheduled for 2026 and those scheduled for 2027 can influence the economic convenience of the interventions. Before deciding, it is however necessary to check the provisions actually applicable on the date of the expenses. In addition to tax savings, a well-designed redevelopment can improve living comfort, reduce energy consumption and make the property more competitive on the sales and rental market. Energy performance, the state of maintenance and the quality of the systems are in fact important elements in the overall evaluation of a property.

## **In conclusion: which bonus is really worth it?**

There is no absolute best bonus: the choice depends on the type of work, the destination of the property, the beneficiary's requirements and the possibility of actually using the deduction. The Renovation Bonus should be evaluated for numerous building interventions, while the Ecobonus may be more suitable when the objective is to improve energy efficiency. Planning the work before starting is essential to compare costs, verify the requirements and correctly exploit the available benefits, while enhancing your real estate assets.
