# Coronavirus emergency, what happens to off-campus student rentals

Uncertainty continues regarding the rents of Italian tenants** **during the**Coronavirus emergency**. But beyond families, and **tenants** of commercial properties, another category in particular suffering is that of **students**.

Contrary to what is foreseen for commercial activities (tax credit of 960% relating to the month of March 2020 for properties in the cadastral category C/1), at present no measures have been taken to meet the**off-campus students** who, despite the suspension of teaching activities, therefore find themselves in the uncomfortable situation of having to **continue to pay the rent**, unless other agreements are made with the owner.

It should be remembered that the **contract regulating rentals for off-campus university students** (law 431/1998 on rentals for residential use) provides a standard model, with **duration** which varies from a**minimum of 6 to a maximum of 36 months** (with **maximum deposit of 3 months**). The holder of these contracts can be the student himself or a parent. As with all rental agreements, the tenant is responsible for the **ordinary condominium expenses and all utilities**. While for the **cancellation** anticipated the**maximum notice is 3 months.**

It is therefore difficult, at present, **free yourself from constraints**in the absence of legislative intervention that regulates rental contracts for non-resident students during the coronavirus emergency.

The best option, therefore, is always that of **contact the owner and seek an agreement** given the circumstances also considering the fact that the academic year will not resume in a "classical" way and will continue with online lessons, exams and graduation sessions.

An exception, however, is**Sicily region **which has moved to tangibly help young Sicilians studying in other regions of Italy. Governor Musumeci, in fact, has allocated a **fund to support the expenses of university students in difficulty**, registered **both in Italian and foreign universities**. This is 7 million euros to support Sicilian university students away from home as an accommodation contribution.

In particular, 4 million will go to students enrolled in universities outside Sicily, including those abroad:**800 euros per student, if they have remained in those locations from January 31st until today**. The recipients must be regularly enrolled in the 2019/2020 academic year, belong to a family unit with a certified I income**see not exceeding 23 thousand euros per year **and they will not have to benefit from other economic support provided for the same purposes.
